One of the more important functions of the Rancho San Rafael Homeowners Association is enhancing the desirability and attractiveness of living in Rancho San Rafael by preserving the architectural character and theme of the community. The Association administers and enforces all architectural rules through the Architectural Review Committee (ARC).
The ARC meets on the second Monday of each month at 7 pm in the clubhouse, and performs walk-throughs as necessary to inspect, review and approve exterior conditions and changes.
Here are the general guidelines currently in use by the Association.
There are also single-purpose guidelines for specific projects:
We have Water Wise guidelines to help you deal with drought conditions and reduced water availabilty while still maintaining the beauty of our yards.
Your satellite dish should be out of sight from the street; no wires should be visible from the outside - all must be run through interior spaces
You may wish to replace your wrought iron fence with a glass fence or a wire fence
You may wish to replace your windows - the replacements must conform to the architectural character of Rancho San Rafael.
The use of solar energy for the generation of electric power is encouraged. Electrical conduits must be run through the attic (all homes have space for these conduits).
Solar for water heating is also encouraged - installations are currently being reviewed on a case-by-case basis.
All exterior changes except for minor repairs must have ARC approval before starting! If not approved, you may be served with an expensive Stop Work Order and have to re-do your work to conform to Rancho Guidelines. Please fill out a Request for Modification when planning any work of consequence and wait for Committee approval before beginning.
